Challenges to Building a New Custom Home
CMSSC Meets the Challenge of Consumer Housing Needs in the 21st Century
Our Company is 11-years established in Charleston and directly related to the Ownership of Three River Homes Inc By any yardstick we are, and will continue to remain, a highly successful “small” business with incremental growth tied to our specific focus on meeting the vastly differing needs of our clients across the Greater Charleston market who want the best possible new home that is consistent with their needs and their realistic budget. Inevitably, there will be those whose expectations greatly exceed their available budgets and who will, at least for the time being, be obliged to settle for a fast-depreciating double-wide mobile home or a “cookie-cutter” production house slab-built on a very small subdivision lot with minimal privacy from their next door neighbors.
Does that mean that our homes are expensive? NO! It simply means that we are a perfect choice for folks seeking a high quality semi-custom modular or a custom site-built home which will be built on a lot or on land of their choosing. Our clients include professional singles, couples with growing families, mature couples seeking to downsize, as well as those who require a “multi-generational” home“ with suite-accommodation for an elder parent or a returning adult son/daughter. Or a specially adapted home designed to meet the needs of a physically challenged family member. So, exactly how does CMSSC meet the needs of the 21st Century client seeking to build a new home? “Mlllennial” demand for small homes – YES! We offer “micro” homes ranging in size from a 1-2 person 450 sq.ft Cottage up to a more expansive 1,175 sq.ft 25’ wide by 40’ 2-3 Bed 2 Bath “Eagle Springs.”
Auxiliary Dwelling Units that can be built alongside or at the rear of an existing primary residence?– YES! An ideal option for accommodating an aging parent or relative when both parties need self-contained independence. We offer options up to 770 sq.ft which are within the customary zoning allowables of many State, City or Municipal jurisdictions.
Multi-Generational Homes? – YES! We recognize that every family has different “dynamics” when it comes to day-to-day multi-generational interaction and we have the answers! Certain of our floor-plans enable expansion of habitable space within a to-be-finished upper level (Cape and Bonus Ranch designs) or by adding and “attached” accommodation module that can be anything from a separate living area with bedroom, living area and bathroom, to a complete “efficiency suite” with a compact kitchen and even a stacked washer and dryer.
Need a home with Adaptive Living Solutions? – YES! The term “Adaptive Living Solutions” addresses the needs of a much wider population than folks progressing from their Golden years into their Silver years wishing to remain safely and comfortably in their homes as they “Age in Place”. Consider the mobility needs of a wheel-chair dependent spouse or resident family member including the needs of a physically challenged victim of an accident or from a military engagement. Widened interior doorways, accessible bathrooms with walk-in bathtubs or zero-threshold wheel-in showers, variable height kitchen countertops etc to name but a few design options.
“I have my own floor plans – what can you offer?” Bring ‘em on! In many cases, your floor-plans can be “modularized” and, if they can’t then we can certainly approach your project as a more traditional “site-built” project. By the way, many of our clients who bring us a floor-plan frequently discover that we can offer an EXISTING modular plan that meets their needs.
