Loving the idea of a new home that includes a ‘Custom Cave’ or Personal Retreat?

Problem is that most newly constructed homes in the Lowcountry are not designed to provide that extra space because coastal area flood- zoning makes basement “caves” impossible.  The Solution!  CMSSC Custom Homes offer a selection  of “Bonus” Ranch and Cape style homes offering up to 2,600 sq. ft. of traditional living area on the 1st floor plus an unfinished upper level that you can custom-design to suit your unique needs. Imagine what you  could do with an additional 600 sq. ft. – 1,200 sq. ft.!

While the requirements associated with larger sized families may dictate that upper level space is used to provide additional bedrooms and baths, the “Cave Concept” offers virtually unlimited possibilities based on your available budget.  When considering the use and cost of converting unfinished upper level space you may need to regard that upfit as a “cash-out-of-pocket” expenditure if your new custom-built home is financed via a construction-to-perm mortgage.

WHY? Because the benefit to you and your family may well result in additional value that cannot be justified through a Lender-ordered appraisal which is based on local neighborhood comps (recent sales of comparable house type).

 

However the GOOD news is that with an  Increase in total living area, the VALUE of  your home should increase well over the  cost of the upper level upfit.  Cost to finish upper-level space is back to the old question “How long is a piece of string?”  At a minimum be thinking in terms of  $25,000+ for a basic up fit and the cost goes skywards from that point….some of the “Caves” pictured in this article had budgets well north of $50,000.  You will also need to factor-in additional upfront cash outlays because we will require that you provide us with architect drawings and specifications for the proposed up fit. Aside from those being necessary for us to price out the upper level conversion, they will also be required for County or City Planning Approvals.
